When a roof is to far gone to clean

Some roofs are just not going to benifit from our cleaning them or they are in to bad of shape and need to be replaced.  What do you look for when deciding to tell the homeowner to clean the roof or replace the roof.

 Granules in the roofing shingles determine the color of the roof. If there is a lot of granule loss, cleaning the roof will be a waste of time, you will still see black.

and if it is unsafe to walk due to granule loss, another sure sign the cleaning is pointless.

However, let me be devils advocate here. Even if the roof is shot, it may have stains that can be removed. The removal of these stains will help with the curb appeal. If the house is going on the market, this curb appeal may make the difference on whether the house is shown or not. Most likely the home inspector will be the final arbitrator on whether the roof needs replacement of not. If the house never goes under contract since it was never shown due to a poor looking roof, it all become a moot point.

About 25% of my rood cleaning biz comes from Realtors wanting to give their listings a leg up on the competition.

Heres a photos example of my above post. For all intensive purposes this roof is shot. Granules are coming off at a rapid pace. Here in Fl, there no way it will pass an inspection . However, Realtor knows that the black streaks & discoloration will make the house unattractive to potential buyers, and showing volume will suffer, so he recommended a roof cleaning anyway. He knows the roof will likely be replaced, but its a lot easier to stomach a 8K roof job AFTER the house is under contract, rather than just paying for that new roof and hoping a buyer comes along.
