As a professional Pressure Washing Contractor, I am posting this information about anyone needing a roof cleaned and considering hiring a Pressure washing only Company to clean it.
I just did a Google search for Charlotte Sarasota County Roof Cleaning and I found this= "Chemical free roof cleaning" { Feb 17th 2011 } I went to the persons post and it was a pressure washing guy, using a Cement Surface cleaning machine on a tile roof. Now, I have had a pressure washing business here in SW Florida, since 1989, but I would never damage someones roof by using pressure to clean their roof, when as all RCIA members know, we have a far superior method, that does no damage and does not void the roofing manufacturer's warranty. Last of all methods would be a super strong cement surface cleaner, which attaches to a 3000-4000 lb pressure washing machine. This person's picture showed him blasting a tile roof with it, but, imagine if he used that monster on a shingled roof? Bye Bye roof granules and probably some of the shingle tabs as well! Even on tile, many have been painted, or have a factory glazing. A pressure washer / cement surface cleaner will take much of both off, as well as small pieces of the softer cement that holds the ridge caps in place.
No, the roof cleaning industry, as well as the roofing manufacturers and their warranties, do not approve of using a cement surface cleaning machine!!! The chemical [ chlorine ] is needed to kill the algae, mold, mildew, fungus that is on any roof. I know as a pressure washing company, that without coating the algae with chlorine, it will remain alive and growing-though not necessarily visible and be right back next summer! With a proper "Safe Soft Wash" on your roof, you will usually get 4 years between cleanings. I will use my cement surface cleaners on driveways and parking lots, not to jet blast roofs!

Also, if you have a finish on your tile roof, such as a solid paint coat or a glazing, high pressure can peel the paint or dull the glazing.
Another reason to hire us to clean your roof is - You may see competitors who say they are "Plant Friendly" or "Water plants well" WE EITHER WATER CONSTANTLY & OR COVER ALL OF YOUR PLANTS WITH TARPS. That's as "PLANT FRIENDLY" as it gets in this business!

Of course, we do have state of the art pressure washing equipment as well for houses, pool enclosures, decks, driveways etc. In fact, with our many years of experience, we have found that a pressure washer that puts out a larger flow of water [5.6 GPM] and less blasting pressure 2000 - 2500 psi, gets the job done better than a high blasting pressure [3000 to 4500 lbs is common and lower water flow [4 GPM] or less.]

Yes Chuck.....can you believe those guys that use concrete cleaners at 3000 psi on roofs?????? and advertise plant friendly and then cover the plants with plastic???? If its plant friendly then how in the world can it kill whats growing on the roof???
You keep defending the faith there in Sarasota and Charlotte County for Roof Cleaning!
Thanks AC! Ya, even before 1991, when I learned to use no pressure roof cleaning methods, I wasn't stupid enough to take my cement surface cleaner up on a roof! Not only can you not see what you are doing under that 20" hood, but it's an accident waiting to happen, controlling the machine and heavy high pressure hose. I never even tried it once! It may be the fastest method of pressure washing a roof, but it ain't too bright! It's good to be among the trained professional roof cleaners! Chuck PS, for those who may not know what these machines look like, here's one being used by us properly, on 2 different driveways. These also used to be called "Flat Surface Cleaners" until the companies selling then thought it would boost sales to suggest cleaning cement tile with them too!
WOW! That looks like a 32" Surface Cleaner, which means it probably takes a big 8 gpm / 4000 psi or more machine to run it. I run my two 20" Whisper Wash Cement Surface Cleaners on one of my 2 bigger machines- a 16HP 5.6 gpm machine and an 18hp 5.6 gpm. To get the sufrace cleaners full potential, I have to up the rpm speeds on these big machines. I know I couldn't run a 32" or larger unit with them. I can see a lot of missing stone where it's been! Bet it knocks out a roof in a jiffy and cuts it's lifespan down in a jiffy too! Mine don't have wheels, the one in the picture you showed does, so it's all the more dangerous if you tripped and let go on a steep roof- LOOK OUT BELOW!!! Chuck

Non manufacturer cleaning chemicals & methods may void your roofing warranty, according to the information in their links below, so we just clean them as the manufacturers says to.
The only manufacturer recommended chemicals are chlorine bleach and TSP detergent.You won't find anything else.
The ARMA also says not to allow anyone to apply any roof coatings. This is a common sales gimmick. Usually pressure washing companies-not roof cleaning companies-will pressure wash your roof and then sell you an after coating, which they want to reapply every 2 years.Names like Roof-A----. SO, ROOFING MANUFACTURERS SPECIFY ONE PRODUCT TO CLEAN WITH -CHLORINE BLEACH.
THEY SAY SPECIFICALLY NOT TO APPLY ANY COATINGS AT ALL AFTER CLEANING, UNLESS YOU CONTACT YOUR MANUFACTURER FIRST.
THEY ALSO SAY NO BENEFIT HAS BEEN SEEN FROM THESE AFTER-COATINGS.
