I have a great opportunity in front of me. I spoke to some folks today (no location, no names) that have an apartment complex. There are 30 units, two story with roughly 160,000 sq ft of shingle. I want information from the best on this one. So please, can someone guide me through this one?
I need help on selling this one. I am a little lost, if I approach it with a residential mind set, I may burn myself. This can be the difference between me holding down 2 jobs and help me finish putting my wife through school. This can make me, but it will not break me.
Not retiring, I plan to go full time in Feb 2011. This just may make it easier and a lil sooner. It would cover all my new eqpt.

That's what I was figuring. Are they walkable? Still got you making good $$'s... the thing is,,,, remember where you are. If you plan on hitting them high they need to be really educated on how you are going to be cleaning the roofs. You need to stand out from the rest. Simple proposal, nothing too complicated, B&A photo's etc...Heck,,, you already know all that. Guess I was just in the mood to type.
I would do it with the time and chemical, How long for 1 building? Can you do 4 buildings in 1 day with 2-3 guys and how much money do you want in a day. 1 day 4 buildings than you may want 400-500 a building so you can make 1600-2000 a day. If you make less in a day than go off that. 300 a building is 1200 a day. More in a day is 600 a building 2400 a day. I like around 1600-2000 a day with 2-3 guys up north.
What would you consider doing just one of these units for? I often when doing commercial bidding break it down to an individual unit when submitting my bid. Paint the picture on a small scale for them it helps when looking at the big picture. It also allows for them to tell the home owners whom want to sign up with you that this will be the cost for there roof, gutters etc. etc..
Commercial or communitys (HOA) like preventative maintenance plans too.

I've a huge job to bid on, 11 bldgs, aprx.400 apartment units on a HOA. I've no clue how to bid it. I've been reading about the roof cleaning process and bid system for about a month trying to gain as much knowledge as possible.
All bldgs are 3 story high. I just want to bid this job to get in the business. I was thinking that once I figure out the bid I can ask for 50% up front set up the rig, do the job and collect the other 50%. What would you consider doing just one of these blgs for?
