Here is a Angie's List review from a local roof shampoo customer. Apparently their "SAFE" method isn't so safe.

We get along just great with one of the Roof Shampoo 'dealers' in my area.  He's given me advice that has made me thousands of dollars and continues to do so.  I've sent him business, and he's sent even more business to me.  IMHO negative marketing does no one any good.  Sell your services with facts and with confidence and there's no comparison.  The proper method will prevail.

The other dealer in my area?  He makes it very easy for us

Roof shampoo is a terrible idea. These people are seriously misleading clients, giving them false information, and helping VOID THEIR ROOF WARRANTY!

That's right folks. Call your roofing manufacturer and tell them you had some clown with a CONCRETE SURFACE CLEANER washing your roof, because they told you it was better than what the manufacturer recommends. You can kiss your warranty good bye!

Just look at that review. "We saw broken shingles, but no dead plants". Let me tell you something. Broken shingles are a MUCH LARGER problem than a dead plant. Roof shampooers break off shingles, and wash half the granules off of your roof. It only came out "ok" because they destroyed the roof, and didn't even fix the problem. No algae or mold was killed during their process. Only your roof was.

I'm going to write an article regarding this on my website. I can't have people running around thinking this destructive method is the right thing. Angie's List should delete this misinformation from their site. They will lose all credibility selling people lies.

I include a statement in all our quotes "We do not use any type of pressure washer, power washer or shampooer as these methods causes damage by dislodging granules from the shingles."

 Though I think our roof cleaning system is safer for the roof, I have been cordial with Sandy, the owner of Roof Shampoo. 

Recently, I received this email from her asking me to remove the negative Roof Shampoo Review.  However, it was the original poster who removed the review he posted, not me.

I was not worried about Angies List suing me personally, or the RCIA for any "Copyright Violations" because this thread was helping publicize an Angies List Review. To Sue someone, you must prove that what you did, or allowed to happen, Harmed someone financially. It is my opinion, that the negative Roof Shampoo Review that was posted here did nothing to harm Angies List.

The 'dog has no teeth' the saying goes. If anything, AL *might* send a cease and desist letter - worse case scenario. And if the RCIA has no agreement with AL, then there are no 'terms' to violate. And since when does AL advise a client that they are 'investigating' anything?

Much like you Chris, I too am cordial with the (local) R.S' 'dealer' and the prior 'dealer before him. Where R.S. screws up, time and time again, is with the deceptive anti-chlorine advertising. You poke a guy in the eye a few times, even a nice guy, and he's gonna take a swing at ya once he's had enough.

With proper knowledge, and by arming our client base with knowledge, the R.S. folks don't stand a chance. At least not in my market.

And the fact that the R.S. folks have to charge so much for their laborious process? I love coming in right behind them. They're good for my business! We do it the right way, and for a heck of a lot less money.

 I can't ever remember competing against a Roof Shampoo Franchise Ted, here in Tampa. I have spoken with Sandy from Roof Shampoo before, and I think she said she had roots here in the Tampa area, at one time. She was very nice on the phone.

I see in the picture "Roof cleaning in progress" that it's being cleaned in the harshest manner there is! A cement surface cleaning machine, which blasts jets sideways [ at an angle ] will strip off the granules faster than anything I can think of? So, it's nothing to do with what chemicals they are using. With a surface cleaning machine, designed for and originally only used for flat cement / concrete, where extreme pressures, helped by the cutting angle, is needed, to get driveways, sidewalks and parking lots clean. My guess is, on an average aged roof, the surface cleaner will cut off about 20% or more granules and would also be rough on the shingle edges as well? Their name implies something gentle, like shampooing your hair! That surface cleaner would cut your whole scalp off!!! LOL

 Chuck, in 25 years of cleaning roofs, there is no roof cleaning scheme or method I have not seen. The Roof Shampoo Method appears to me to be S Hydroxide based. You spray the roof with the S Hydroxide (Lye) chemical, and it turns the roof totally black, as it dissolves the algae. This black residue on the roof always requires some pressure to rinse off.

IMHO, that is what the surface cleaner is for, to apply the needed pressure to rinse the roof quickly. But, we all know what pressure can and will do to a roof. There was a roof cleaning chemical called M-1 Deck and Roof Cleaner years  ago that also was S Hydroxide based as I believe Roof Shampoo to be, and there was a big recall on it, check it out 

 

CPSC And Jomaps Announce Recall Of M-1 Deck & Roof Cleaner

 

FOR IMMEDIATE RELEASE

 

June 7, 1995

 

Release # 95-130

 

WASHINGTON, D.C. - CPSC, Jomaps Inc. of Alpharetta, Ga., is voluntarily recalling approximately 14,000 quart and 11,000 gallon sizes of their M-1 Deck & Roof Cleaner. The product, which contains high levels of S hydroxide, was not packaged in accordance with the Federal Hazardous Substances Act.

The product, which can cause severe burns to the skin and eyes, lacked necessary warning labels, cautions for use, and guidelines for appropriate first aid in the event of an accident. To date, Jomaps Inc. and CPSC have not received reports of accidents or injuries associated with the deck and roof cleaner. The company initiated the recall after CPSC laboratory analysis showed that the M-1 Deck & Roof Cleaner had high levels of S hydroxide. 

The M-1 Deck & Roof Cleaner was sold from March 1994 to March 1995 at Home Depot stores nationwide and at a few small paint stores. The liquid cleaner, which sold in one-quart plastic bottles for about $5 and in one-gallon cans for about $21, was packaged with a yellow and red label that read in part "M-1 Deck Roof 'CLEANER'...Concentrate... Cleans & Restores...DANGER Eye & Skin Irritant...See additional cautions on back panel." Captioned photos of cedar shake shingles, a treated pine deck, and an asphalt shingle roof appear on the front of the label. 

Consumers should immediately discontinue use of the item and return it to the store where purchased for a full refund. For more information, consumers should call Jomaps Inc. toll free at (800) 966-6175 for more information.

Jomaps Inc. has altered the packaging to comply with the Federal Hazardous Substances Act. Products with the new label are currently sold in stores.

I tried the M-1 when it came out, on the back of my own shingled roof in a 2' wide strip, followed directions, but, the roof only looked 50% clean. I tried Spray and Forget in the same manner and after about 4 months, it too left the 2' strip looking partially clean = better than before, but not something I would attempt to sell a customer.
Both were returned to the stores I bought them from for a refund.

 As I said before, I believe Roof Shampoo is based on the cleaning chemical S Hydroxide.  The way a S or Potassium Hydroxide roof cleaner works is this. You spray it on the roof, then wait 30 minutes for it to  work. Then, you use a pressure washer to rinse it off.

But here is a problem, what do you do when the first spray of the Roof Shampoo did not work 100% ? Are you going to spray the roof again with the Roof Shampoo, and wait another 30 minutes out in the hot Sun for it to work, or are you going to simply increase the pressure of the pressure washer, until the high pressure does the roof cleaning work for you yawn ?

I'm sure the pressure is increased all the time! The customer has no way of knowing what the pressure is set at and lower pressures will just slow the job down. I followed the instructions on M-1 and on Spray & Forget and got mediocre, at best, results. Nothing I would ever charge a customer to give them!

 Roof Cleaning Customers should always ask "if it is non, or low pressure roof cleaning, then why is there a pressure washer being used on my roof with a surface cleaner"
