Hey Mike, I typically see roofs lasting 4 years, at this point you may see the mold sneaking back on. And it's nice to be able to tell the customer they will get a minimum of two years,..makes them comfortable knowing they're receiving a worthwhile service.

I say "All roofs are different, depending on moisture in your area, like on a golf course, with daily sprinklers running, sprinkler systems at your home, trees near the home, being on a lake, stream or canal and other factors, such as the porousity of a tile roof. Most roofs need to be cleaned every 4 years, to stay looking decent. Some last 5 - 6 years, some need cleaning after 2-3 years."
I have had 100% positive replies to that.

I have an advertised 2 year guarantee. Lately Ive been giving a 3 year unadvertised guarantee. All my roofs look great then the other day one of my first roofs I noticed the GCM was back?

I don't give any warranty, to many variables for me. To add to what Chuck mentioned, the proximity of other infected roofs can also have an effect on time of staying clean. Although I see the value in it for others, I don't want phone calls from people who "See something up there" and it turns out to be a shadow or part of the contour of the roof that just looks different during different periods of the day.
I give them an expectation of two years and follow that statement up by telling them that it will be more like four years, based on the amount of years I've been watching and seeing. I've never lost a job because I don't give a warranty.

I tell the custome to call me as soon as they see the balck streaks returning and we can come back and treat again at a substantial savings over the original treatment.

Plus, part of my sales talk is "you may see someone offering a 5 year warranty, but, try to collect on one and you will see why most of us Florida professional just honestly tell our potential customers what to expect, in reality." "Here in my area, the only businesses I know of who offer 5 year warranties, are actually offering a maintenance contract or they have only been in business a year or 2 and will probably be out of business in another year. I have been in business here since 1989"
95% just say "When can you do it"

We went from a two year guarantee to a three year guarantee this year ( our third year in business). I have only been called back once for algae under a upper gutter coming out on a lower roof. Below is a picture of a vacant building I sprayed two years ago. It's still holding up good with nasty algae on the same north facing roof. This quarantee sets us apart from all of the pressure washers cleaning roofs.

The 5 year warranties helped put many companies out of business, here in Florida. These roof cleaning companies spring up, offer 5 year warranties to try and steal work, then they either go out of business before all the warranties start comig in, OR, they refuse to honor the warranty, due to a little clause in the contract called "acts of God"! LOL, an "act of God" can mean it rained an inch more in August of 2013 then it did in August 2012, and the increased rainfall caused the roof to get dirty faster.
One company who stole a job from me, told the customer his warranty was null and void, because his neighbors driveway was black, and the algae from it spread to his roof!
My 5 yr warranty is working out just fine. We actually win out alot over the guys who offer a 1 or 2 yr warranty. I guess to each his own. What works for someone in one area may not work in another.
