Hi I got a call tonight to do a 4500 sq ft house wash tomorrow ( stucco ) I`m thinking about power washer and wand

what should I charge?

 Why not Softwash it? How many hours do you think you will spend on it? I charge about $200.00/hr. (sorry for the edit) Even though it is stucco,and im thinking its concrete base stucco, you will run the risk of blowing off paint, breaching the window glazing and blowing in behind the cornice.

In Fla.? In jersey it could be anywhere from $350-$450. Check around windows, inspect for cracks or loose pieces. Dont get yourself blamed for anything. Then see if your stains are organinc or chemical in nature in order to give proper expectations. You can use a pressure washer to downstream and use SH. Do not use high pressure.

Lot goes into a stucco...is it real stucco over block, or a Dryvit, EFIS, or other synthetic type material?. On the synthetics, too strong of a chemical can lead to pigment bleaching. I would strongly consider soft washing, you can and will chip the finish if too much pressure is applied. Stucco has a bit of a learning curve, so start with an inconspicuous test area.

For us, it starts at 150/hr, depending on the complexity of the project.

Downstreaming is the same as soft washing. Use a little stronger mix than normal and use the soap tips to rinse off.I would be in the 350-500 range depending on the obstacles.

Between 500-600 for me, these guys have it dead on with the soft washing (Downstreaming or Roof Pump) and a little more chem. Definitely look for any trouble areas prior to beginning. I found that a little more dwell time helped a lot on the last Dryvit house I did.

4500 sq/ft stucco house would be over $500 for me. Stucco is much more time consuming and often is difficult to clean with down streaming if the staining is bad. Pressure is not necessary at all. The right mix is the key to any cleaning. A stucco house will usually take much longer to clean than a vinyl or aluminum sided house. I am coming in low at $500 for a stucco house at that sq/ft and I actually go to the house to give the estimate. Most give the price over the phone. I did 15 homes in a development this year and thought I was making good money until I found out what they were being quoted by other companies. Ask your customers and find out what the market will bear. Brian
