Okay...so we got a lead in off of Service Magic (yes I know...but it works for US). 1400 sq ft Rambler...guy said it had moss which needed to come off for the insurance. So...we get there...this place didn't so much have a roof as it had an elevated LAWN. Heavy heavy moss. I had a reasonably hot mix on the tank with fresh SH and Greenwash but after we were done, there was a ton of now white moss on the roof. Question is...what do you guys use for a heavy moss job? We did a blower first to get all the big loose chunks off, followed by a heavy coating of Love. Told the client we will likely have to come back after a few weeks to do a second application. Being in the PAC Northwest, I see a lot of roofs with some serious moss concentrations and I'd rather do a single heavy quick kill than multiple trips. So...higher SH%? Add Preen to the Tank? Roof torch? What do YOU use to remove the shag carpeting?
We get heavy moss here also. A thorough treatment will kill the moss. You cant kill the moss any further with a second treatment. Plan on a return to blow off whatever doesnt come off on its own. Possible gutter cleaning to rid of whatever made its way in after treatment. Make a follow up appointment for 6-8 weeks after. Charge a fee for your 2nd visit.
In the hot summer months it should dry up, break down and crumble off, rinse off with a heavy rain faster than this time of year. Other than that like Ed said a second trip as part of a 2-part job should be noted and calculated into the job agreement so as not to be seen as a failure of the original job done.
I 2nd what Ed said. I had a person call the other day and she said she had a leak. The insurance company said the leak was from moss and said it needs to get cleaned. Is this the same for you? I informed the customer that if there was a leak, then there is potential for our cleaning solution to leak, too.. For the customer to who the adjuster come back out, wouldn't you need to rinse the moss off prior to leaving? That's what I planned on doing, but the customer has to agree to sign a waiver that we are not liable for any leaks as she already knows she has a leak present and cleaning is necessary for insurance purposes.

I agree with all the above except that I think now is a better time of year for it to come off faster. When I come across these types of jobs I tell the customer " you are actually at the perfect time of the year". The reason is I feel there is more rain and November winds to blow that stuff off, you pass by again in January and its all gone no questions asked. The big thing on these roofs is YOU MUST TELL THEM THEY ARE GOING TO HAVE MAJOR GRANUEL LOSS! You have to remember when its that bad up there it's pretty much to late. But If its for insurance reasons they have no choice, but they might be expecting miracles. No need to spray twice like Ed states but for whatever reason you state you will return do what Maverick said calculate it in.
Very true in the northeast weather wise, it will be different in other areas of the country of course.
-Colder, mix potency works less but rain/wind helps final outcome better. -lack of Sun/heat slows breakdown of organic matter.
The last job I did a week ago the H.O. had a valley re-shingled by the same roofer using the same shingles but due to a 12 year span the new shingles where much "whiter" due to older shingles granular loss AND GM build-up and REALY stood out on a corner home. By treating the old shingles and removing the GM/dirt build-up they blended in fairly well and is not noticable from ground level. Not only is the H.O.'s incredabily happy but passer-bys (a lot of neighbors walk by daily) have taken notice and hopefully become future customers.
Thanks. I did tell the client that we would charge if we had to come back out and I did let them know not to expect miracles and to NOT wash stuff off but let nature take its' course. This was for an insurance requirement...second call I've received with insurance as the reason. I've started dropping off brochures and cards to the Insurance Agents in my area. I'll trust in the Love.
might want to work with HO insurance underwriters to push roof treatments as a prerequisite to rewriting a policy in order to limit their risk due to premature roof failure/leaks. Many are looking for any reason not to rewrite policies and this might be a win win situation.
