Did a roof cleaning yesterday and the homowner called this morning stating I had damage their HVAC unit. He stated that the fans were rusted already and the motor was beginning to rust. He stated he just had the unit put in a month ago. I offered a full refund and he said he was going to call his HVAC guy to determine what needs to be done and send me the bill! Just a few drops got on it and I know there is no way this did any damage to the unit. He is talking about making me replace this unit. Any opinions how I should handle this?
I wonder if they actually did put in a new unit. I think I would find an HVAC guy that is impartial to look at it. If the same guy comes out and he is running a scam, he is going to say you did it.

My brother is an Air Conditioning Contractor, and I have never damaged any A/C Units in many years cleaning roofs. Since he is IMHO trying to scam you, say you covered the unit during cleaning, or better yet, sneak over his house, and place a tarp over the A/C Unit, take some NON Digital Pictures (digital pictures have date stamps) with a film camera, and tell him to take a hike!
Thanks. I had a funny feeling about this guy when I did the job. His wife called me this morning saying the smell made her sick and hows shes disabled, etc.. I walked the property with the homeowner before I left and neither one of us saw any damage. I handed him my invoice and he handed me a check. On my invoice I have this clause on the back so I hope this pretty much covers me.
The making of final payment shall constitute an acceptance of the work and a waiver to all claims. For full roof cleaning to take effect, owner agrees to allow three weeks and/or three heavy rain showers for curing of products on all treated areas.. NC Roof Wash is not responsible for any unforeseable damage that might occur in the process of attempting to clean surfaces older than 5 years.
NC ROOF WASH LIMITATIONS AND RESPONSIBLITIES: NC Roof Wash agrees to perform the work in a good workmanlike manner, with the reasonable dispatch in accordance with the specifications set forth and custom in the industry.
NC ROOF WASH SHALL NOT BE LIABLE FOR: (a) Damage or discolor to any items such as but not limited to landscaping, any other surfaces, materials, items, automobiles, recreational vehicles, living animals, etc. (b) Delays, failure, or communications due to any cause whatever not due to NC Roof Wash gross or willful negligence, supplier delays, delays due to weather. (b) For preexisting roof problems. If there is a leak, NC Roof Wash has a right to challenge cause of leak and have an expert come in and “date" the roof leak.
Sounds like scam to me. Fight like he'll to show you are not an easy target!!! Start mentioning arbitration & mediation and getting the legal system involved and se how fast he changes the attitude.

that should cover it. Yep I like that, I want it ?
Feel free to use it. I put terms and conditions on the back of every invoice to protect myself from situations like this. I have a feeling this is going to be a long process to get things resolved. Not sure if this clause will hold up in court though since it was not signed.

Ts and Cs on an invoice are useless. They have to be part of the up front agreement, ie a contract. Your insurance company will beat this if it's scam, which it sounds like it is. The roof mix is hardest on the coils, not the motor or fans. That's where the story from the HO makes no sense.
Good luck with this and keep us posted please.

If you would like send me some pictures and I can send you an expert opinion. I will be up that way the third week of Oct possibly I can come by and have a look. There are some ways bleach CAN damage an outdoor condensing unit. However not in a month or on a new unit. Here are some pix of pin hole leaks we got blamed for on an apartment complex.
Last pic clearly shows mildew in pan. If our bleach ate the fins and coils on the a/c then why was there mildew still in the pan? ha ha

Rust doesn't happen overnight and I would guess the fan is made of aluminum-which doesn't rust.
I think you are being scammed?

I bet with 44 roof cleaning trucks running the streets of Florida for years, there is not a lot you haven't seen.
How were your employees instructed to deal with outside A/C Units ?
That sucks. I offer no advice. The serial number of the unit would at least say the year it was manufactured. Theyre usually installed within less than a year of born date. That would at least give a beginning to the investigation.
