o.k. guys, I am giving a quote on the biggest house in our area. The house is 11000 sq ft, and a 1200 sq ft. bath house. The tiles are imported clay tile. Not barrel tile, but flat.
Cannot walk the roof. They want it shot from the roof line. Some area's I cannot get a lift near. Will need to use a TALL ladder. All the gutters are copper piping. And, there is quite a bit of copper flashing around the roof, and some of the windows on the roof have copper roofing. The gutters drain into a onsite retention pond. I'm thinking, flood the gutters, and that should be o.k. I talked with the property manager, and he was fine with this idea. I am hoping to get some idea's on what to charge for this place.
I'm thinking somewhere in the ball park of $4500 - $5000
It is seven years old, and has not been cleaned yet. They were told that the tiles need to be cleaned every 3 - 4 years. So, this would be a job with residual income.
Anybody done a roof with imported clay tile ? The property manager said he was told that they can be cleaned with the same stuff that we use.
You can't get a 4 wheel drive back there. I doubt they would want you to drive it on that soccer field or what ever it is. I think you could run a scissor lift (those are narrow) for that back area and actually most of it. What you can't get with that leaves a little ladder work.

They have a scissor lift I can use, but the hard part is the tall part, can't get a lift into the "courtyard" and it's 4 stories up. KID, if you were in my area, I would take you up on helping. I am booked for the rest of the year, so I will be doing this one in the spring.

I'd just use a ladder and have a guy there just to move it for you-or 2 ladders, rotation , so the roof cleaning guy can keep moving? All the gutters are copper piping. After you clean, it will be green-that's probably not avoidable? Best you can do is clean the roof and then go back and hit all the copper with a pressure washer and zero nozzle-if necessary? If you really want it, you could do it cheaper the 1st time? Just figure how much you really "HAVE TO" have for the time you put into it. Or, if you really don't want it all that much, you could probably get even more? How much competitionis near you, who could handle this job?

Nothing big like this though! It seems like some that I did were a bit "rougher" more pourous, than most tile and cleaned a little harder? You can tell by looking at them, that they would break more easily than regular cement tile, so I didn't walk on them. It's been a while.

II think your in the right ballpark on price. Sell the benefits of your company. If you go low to get the job this time they'll probably expect the same next time around. You can always pick up some extra help to move ladders and pull hose.
Thanks Chuck. I will quote it at what I was thinking. The kind of money they have, I don't think $500 one way or the other is going to be a deal breaker. And, as far as any good comp. in the area, no there isn't. I have a hair shampoo guy, but they will not let him near it. They got my name from the company that does pressure washing for them. I don't even know the guy, but he told them to call me. I could call Bob jr. They have a helicopter, so maybe he will hang from a rope as they fly over.

I wish I had a helicopter! I'd go somewhere and fish!

Id take you up on that. Id love to wack that roof out with you and then go fishing. Things ought to be really heating up on the fishing front right now up there. Call me Im board.
If you ever make it up here to Michigan Chuck, get in touch with me, and I will make sure to get you out for a little fishing. Any time of the year we have the best fishing. Either out on the big lake chasing the salmon and steelhead, or salmon in the river in the fall, and steelhead in the river all winter long. I got out last night and went 3 for 4 on the salmon.
