I have started selling roof cleaning for this season but i can not seem to sell a whole roof. I offer a three year warranty with a whole roof cleaning but no one is biting. Any ideas to help.
Hey Shawn,.your best bet is to simply to the customer the benefits of an entire roof cleaning,..and let them choose. Not sure if you mean you quit selling just one side or you're just pushing two sides? I remeber this discussion in the past and there were guys saying they wouldn't do just one side,..that is a BIG mistake,..not only are you cutting yourself out of positive income, but also,.. someone else will do just one side and take the work,..and the potential future work.
I hate to walk away from a job, but if you are paying two guys, and your overhead to have your truck in their driveway, will you make a profit on doing half the roof? With our cost a $300.00 job does not leave much profit.

We have Cleaned thousands of Roofs over the years and I cannot ever remember on time where we ever Cleaned only half the Roof. Do they only wash half their car when they go to the car wash?
A lot of people see the stains only on the north side or shaded areas so they think that is the only spots that are covered. If I can't talk them into the whole roof I'll take the half roof jobs anyway. Never walk away from a job whether it is the whole roof or just half. They will call you back in a couple years to do it again. And the word of mouth business gets out there too.
Make your recommendation, inform them on the facts, and let the customer decide. Make your prices look more appealing for an entire roof cleaning. Usually we will price a partial cleaning at 70-80% of an entire and only offer a warranty with an entire. You won't sell all customers on it, but most end up going for the entire.
If they want only half we charge 3/4 of the whole price and offer no warranty. So for only 25% more they can have the whole roof cleaned and a 5 year warranty. Make it not worth doing just the one side.

There are plenty of experienced guys on here like Jeff, and Aaron who know what ther talking about, but on this topic I think Chris Gunthers suggestion pretty much nails it.

Here is how we do it. "Mr Customer, that is a plant growing on your roof. This plant has 3 stages of growth. It starts out clear, like a jellyfish, then it gets green, and then it gets black. So if we only clean the black side of the roof, the other side will be dirty in a year or less".
Tell them you will charge them less then usual since only 1/2 the roof is dirty if you have to, but NEVER clean 1/2 a roof w/o at least treating the "clean" side. Potential customers of yours will only notice "XYZ Roof Cleaning just cleaned a roof a few months ago, and it is dirty again already"!
I tell the customer that GCM is clear when it lands on your roof, and it is. As it grows it creates its own uv protection, that is the dark color of the stain. It is on the other side too, and that is why I cant give a warranty on a partial roof wash.
