Pat. I applaud your efforts on mailing to the apt complex but the people at the apt complexes who recieve the mail are basically gate keepers and could care less. More than likely your mail will be placed in the circular file and forgotten about. You need to find out what corporation or property management company that handles their exterior cleaning concerns of that particular property and get intouch with them or you may just be spinning your wheels.
pat Larry is right. the key word here is GATE KEEPER.i am no expert on property management but i did go to the SC round table and i learned allot from guys all over the country that made there living in property management contracts. i believe that Larry mess around with property management.another person you mite want to ask is Ron musgraves he is very knowledgeable in that area.

I am looking to do the same but right now with snow on the ground I am thinking it is a good time to find the right people to get in touch with for future reference.
I haven't had much luck with the postcards to the actual apartment or condo's. The company's that manage those location's would be a bigger help to you. BNI and networking with relators and certain personal have lead me to meet and greets with those people, once you get in with them though it will be a big help to you.
I have compiled a list of every large apartment complex within an hour and a half of me. Only on a few of them could I determine what company managed them SO the other day I sat down and called them all.....
I was nice and asked if they had a fax # so I could send them info in the future and while I was at it I asked them who they were managed by.
Now Ive got a long list of management companies that I have to find contact info for and then contact.
My plan is to really work on the property managers but i am also going to fax and send info to the complex managers Just so theyre aware of the services that we offer. Figure maybe theyll beg there boss!

If you want to get your foot in the door, then walk through the door and get both feet in, literally. You are far more likely to be remembered if they see your face, hear your voice, etc., than you would be from a piece of paper. Mail them an intro letter, and then start the cold-calling.
We used the Apartment Finder book you can pick up outside the grocery stores. Most of the complexes have their management company listed right on the page in the book. So we went through and googled em all for contact info (a few had it listed in the magazine, most didn't though so we had to look on Google). We did a lot of this last year. I have the contact info for all of them.. We weren't as consistent as we should have been and I totally forgot I even had the file til now. It took me several hours to compile the list but once you have it, you have it..

No, no benefit in general.. in fact they are more expensive for postage. I'm just lazy with the small stuff, UPS is cloaer to me than the postoffice. I'd never go there for the mass mailings, I use a mailing co to get bulk rates then.
I actually made a HUGE contact about a week ago. I had a long conversation with the president of a property management company that oversees 26,000 apartment rental units across the Midwest. She seemed intrigued by the idea of roof cleaning and wants to get me involved with Indiana's Certified Property Managers Association. I will be attending a meeting within the next month. Wish us luck!
