Here are some pics of a metal roofed home that I cleaned today. Took 9 hours but this was a whole house clean including the gutters that had trees growing in them.

Here are some more Pics.

sealer after cleaning makes a big difference in the look of the metal. You can see the difference in the 2 garage pics after cleaning and after sealing. The pictures do not do it justice like seeing it in person. This metal has alot of oxidation in the paint.

Plex Master is good stuff, and there are other brands of these retardents/sealents available as well. Did you actually remove the oxidation or mask it with the plex master?? Looks like a great job Pat!! Really great to see you out there doing such great work!!!

 did the work for me. I couldn't get a good picture because of a tree but we had the front roof cleaned and dry and the garage plex mastered and dried and you could see a color difference. The garage roof was a darker richer color.

You can see the color difference in the 2 garage pictures the best. Richer color on the second shot. Minus the spot that got resprayed when rinsing the siding.

Pat, that roof came out great. Did you use th regular love mix on that roof? Or did you add or remove anything from it?

lowered the SH to * gallons added of Gutter grenade and then simple cherry and this house took all 100 gallons of the mix.

Pat did you have any problems with the paint coming off anywhere. I just got a call for a restaurant that I'm gonna give an estimate tomorrow. It's metal. Did you have any issues with the gutter grenade?

No trouble at all with paint except some old aluminum fascia on the rear of the home. Noticed it quickly and rinsed right away.

No problem at all on the roof. At 1.28 oz per gallon of mix I don't think the GG was the issue.

Thank you Pat. Did you use your delavan to spray it or did you downstream it on.  Also did you use any brushes etc?

Great job Pat! The couple realtors I do work for around here have been keeping me so busy getting houses ready for them to sell, I haven't had time to do any roofs lately. The last one I did, the house sold a couple weeks after I washed it, and the people were so pleased with my work, they sent me a $100.00 bonus check. That always makes you feel good. Your work looks great. Hope the jobs keep rolling in for you.

Could you not just DS a metal roof with a regular house wash mix? do you prewet the roof to cool it off first?

Good post and nice pics Pat.  I've cleaned a lot of roofs with a pressure washer and I find that cleaning it the way you did to be more beneficial in some cases.  First, it's low pressure and the customer should appreciate that because I've seen plenty metal roofs damaged by previous high pressured cleanings.  Second, I find the scrubbing to be light-duty because the chem sitting does a lot of the work and just as fast as PW depending on the roof and it's pitch.

Bet you were glad to see your work in the rear-view mirror when that was done biggrin

Mike D, good to see you on here buddy! YES, a simple DS is PERFECT for metal roofs, and no brushing is needed. And you do not have to rinse if the rain is coming. Without rain, the haze will be more transparent, but rinsing is not needed. No paint coming off, no problems whatsoever. Trust me, DS'ing is much quicker than the delevan for metal.

I have avoided metal fearing the oxidation. If the roof is oxidized will DS still be alright?
