I been out doing estimates the last couple of days and more people are just wanting an estimate for the north facing side. They just don't want to pay for the whole roof even though I explain that there is roof algae there too. Have you guys been getting this lately?
Im with you there. Maybe some of the more experienced guys can chime in. Ive requiring that they at least let me do everything that can be seen from the road. That way people dont look at it later i think "dang he didnt do a very good job"
Most folks Ive talked to are mainly just worried about curb appeal...
If you have somebody tell you they only want it for half of the roof, tell them that was for half. Don't let them control the conversation, turn it around.
Tell them the best way is the whole roof, but most just want the eyesore cleaned, more so today $$$$ is what everyone is watching so what i tell them is a price for the eyesore lets say 400 and for the whole house 600 that makes them think, hey for 200 more its done right. like Kevin just said you have to make it more for 1/2 .If you want tell them 1 year gaurantee for 1/2 the house & 2 years for the whole house
Set up, clean up and mixing time is the same if you do half a roof or the whole roof. The only thing you save is spray time and chemical. You don't actually cut your time on the job in half. I offer a 3 year guarantee so I would cut that to 1 year if they only want half the house sprayed and only on the side that was cleaned.
This is how you fix this... You can bring a hourse to water but you can't sometimes make him logicaly drink the water...
So Joe Client only wants to do half his roof... Does he only want to wash half his car...? Only wash half of his dishes...? Get half an oil change...? DUUU

2500' ,two story with gutters... but front is pretty bad... A realy easy job... back is not bad at all..
To clean the front half the roof $350.00 For an aditional $50.00 (you pick a price for the back $50.00 is just a sugjestion) all of Joe's roof can be cleaned and have a 3 year transferable algae stain warranty to boot. Throw in the back 15 x 10 patio free... Don't give away the farm but use a little tact...

Now Joe is going to ask, "Why is it only $50. more for the back." Answer: It is not as bad as the front but still needs to be treated for the algae spore growing into your roof even though you can't see it . It is there. Find some areas on the back of the roof if any that are discolored from algae stains.
Or Joe is going to ask, "Why so much for the front?" It is the worst side and this is the price for cleaning only the front of the roof... It is pretty bad and will take the most time and overhead. <SHC and time>
You are actually saving Joe $1000's on roof replacement and extending the life of his roof. PLUUUSSS when you are finished Joe's roof will look spantacular!

A LOT OF NEWER HOMES THE FRONT IS A LOT HARDER THEN THE REAR , HIGH & MULTIPLE DORMER PEAKS WERE THE BACK IS NOT .THE BIG THING IN THE BACK IS DECKS , OUTDOOR FURNITURE ETC. MORE CHANCE FOR STAINING EVERY HOUSE IS A LITTLE DIFFERENT . YOU HAVE TO BE THE JUDGE AT EACH HOUSE FOR TIME AND COST
I have been looking everywhere I go at the roofs I pass to find where to target my estimates, and I noticed on house today that I could see the back from a side street, and it needed cleaning. I was wondering if it would be worthwhile to go to houses like this. I guess since my wife and daughter are going to be doing most of the job hunting, I will tell them to go by there. You never know. I will probably target the ones seen from the road first though.

I explain to them the pitfalls that come with it but then I drop it,....you have to tell them though because if they find out later that this stuff is infectious then it looks as though you don't really know much about the problem you're treating or you were purposely not telling them to insure future work.

I'm thinking right now money is tight with everyone and that if I do it now for them when things (money) gets a little better they will call back for the rest of the roof or a couple years down the road they will be ready for the whole roof cleaning and house wash. I do charge more than 1/2 of a normal roof price. I will start trying for an extra $100 for the whole roof and $300 for half (just an example) to see if that will change their minds.
So is the main problem that the untreated part starts to look bad before long, or that it spreads back to the treated area? I see that most here give a 1 to 3 year guarantee, and there are always houses around that you don't treat, and birds carrying spores etc. so does the non-treated part really spread it back to the treated part, or is it that people think you didn't do a good job?

I go into subdivisions and hand out brochures to any house that has a dirty roof. I've done 3 in my own subdivision just from this and the people seeing me doing a roof cleaning.
Here is what we tell customers" Mr Customer, that is a plant growing on your roof. This plant has 3 stages of growth. It starts out clear/opaque, then turns green, and finally black. It IS growing ALL over your roof. If we just clean one side, the other side will be green/black in no time at all"
Here in MD we get roofs that are only growing GCM on the north side. The south side can be 15 yrs old and nothing grows on it, even though the front needed cleaned for over 10yrs. We rareley do a whole roof.

It is in YOUR best interest to clean the whole roof. It is ok to clean only the dirty part, but it is better to sell a partial cleaning with a treatment for the "clean" part of the roof. Remember, it is your company that is seen cleaning a roof ? When the "clean" part gets dirty, potential customers will blame you.
If you only do a partial roof cleaning w/o at least treating the whole roof, you ARE LEAVING moneY BEHIND !
Exactly right - the whole roof. We ran into a customer who called back later demanding we finish the whole roof since now the dormers looked extremely dirty in comparrison to the clean roof. That was a 2nd truck roll for the same job!
