When does a tile roof need to be cleaned

I live in a developer controlled HOA and they frequently ask for the barrel tile roofs to be cleaned.  It seems they want the older homes to look "brand new" when a potential buyer comes by. So a question. Is there any standard for when a barrel tile roof needs to be cleaned?  Measurable de coloration? Thickness of buildup? Appreciate any references.

 Once you start to see the black algae discoloration on a tile roof, it is time for it to be cleaned. This black algae can and will spread all over the neighborhood by the wind, and other roof visiting critters like birds, cats, etc, etc.

This algae is spread by invisible airborne spores, kind of like a Dandelion is spread from yard to yard. In fact, this same back stuff on the roofs will spread to the driveways, pool decks, and the home itself, if it is not cleaned.

Hello Eherbroof,

 

Chris (Apple Roof Cleaning) has been in the industry for more than two decades and knows his stuff.  If you're seeing discoloration that is noticeable, a full blown stained roof is not that far behind as the algae is already there, just in a lesser degree. 

 

My hat's off to you...a very low percentage of people are both inquisitive and resourceful enough to get to this site (and other similar sites) looking for information. 

Well, my toddler is calling me, but I'm sure Chris or someone local can take care of you.  I'd offer, but since we don't have tile roofs in Virginia (or very few), I doubt you'd want to pay for the mileage.
