I went to bid a house today and got underbid by the biggest roof cleaning company in the county. This isn't some overnight hack with a pressure machine and a surface cleaner. This is a million dollar company with about ten trucks out working. I wont say the name out in the open for obvious reasons but if you want to know ill pm you. The address is 771 NE 72nd st, Boca Raton, Fl and the homeowner told me the bid from this company was for 750. That includes 500 for a chemical roof cleaning and 250 for pressure cleaning all of the flatwork on the property (driveway, sidewalk, walkways, and courtyard around the pool deck). Take a look at it for yourselves and see what you think. I know you cant see what I saw walking around the house so ill help you out with some things. House is supposedly 4500sqft living space, roof is 2 story red barrel tile, about halfway from being completely black, plants everywhere, gutters on 90%, small overhangs everywhere on lower levels, the courtyard is brick pavers with a pool in center. Maybe its just me but I feel there is money still left on the table.

Re lowballing, it happens everywhere.  We have a lowballer here in Northern Virginia.  He's simply poisoning the well so to speak.  If you get underbid, just move on.  Up your gamer, polish your salesmanship some more, and let them eat your dust in the long run 

BTW - while he's lowballing, we're raising our prices.  Inflation....

it happens.. You never know too, he might be doing the neighbors.. Or the guy told him you put a bid in and he dropped it just to mess with you.. Or he got them his 10k square foot church that he goes to.. You never know, I wouldn't worry about it too much it happens to all of us..

 I don't sweat it. It was a little too big for me anyway. My bid was after the company gave him a bid. The homeowner told me what they were charging him in person. They will have 2 trucks and 4 guys at that house and be done in half a day. That's something I cant compete with.

If I am in a bar full of girls, and one don't want to dance with me, no big deal, there are plenty more.

But, if there is only one girl in a bar, and she says No, then I am out of luck.

If you have plenty of roof cleaning leads, you do not worry, if you loose one.

The real trick is, to get so many roof cleaning leads, you sit back and laugh when a competitor works for nothing!

You may want to consider what the owner tells you someone else quoted with a grain of salt. Could very well be a tire kicker.

Anyone can get a worse job done cheaper!

When I get a request for a quote, I e-mail my quote " one" time they either take it or I move on. I never follow up, that indicates I'd  potenially lower my price, which I won't.

I also never quote in person or on the phone.

 I see your point and in your location that may well be the case. I think it is location driven also. Though I am in another market, which is niche, and don't have that issue of others quoting. I have yet to close a cleaning over the phone or in person. Again, I don't have the competition either. Most of the home owners I deal with are private people, live in gated communities and tend to be professional people themselves and perfer the e-mail exchange. When I was cleaning asphalt roofs I found alot of tire kickers. Having changed my service to cedar cleaning I don't find that any more. So I must agree it is location and market driven. Point well made.

 Our roof cleaning markets are  totally different brother. There are few people who can do justice to a cedar roof, but zillions who can clean tiles and shingles!

LOL, and I most likely taught them too.

One beat my price, did the roof, then actually called to apologize to me for taking one of my potential customers (he said was 2 weeks late on rent, on his weekly trailer)yawn
