Im on a role this week when it comes to knowing which calls to show up to and which calls have you on a wild goose chase. Im winging this thread, so off the top of my head I know when someone asks to drop an estimate in the mailbox, you know theyre shopping you. Then there's "old faithful" when they call you and ask for a free estimate. Maybe they'll call and ask you what your method in attempt to waste 10 minutes of your life that rarely results in fruit.
What are some other signs?
I rarely drive to too many roof cleaning projects.Honestly the profit margins are to slim here so I just google map them and look up their real sqft on the property apraisers website.Then just email the proposal with insurance & references.
Mr thompson i want your best price but im getting a total of 4 estimates. That would be price shopping by itself and they would want the world for nothing.
Great thread, so true. Mike you hit one I got today right on the head. Nice guy called said he has others coming and I understand that, but my price stays the same for the simple reason...." you get what you pay for "
"Do you charge a fee for your estimate?" is never a good way to start a phone call. Also if you ever hear this as you are leaving the home after a presentation, "We will call either way" kiss of death. Never got 1 job or the call after hearing those 5 words!
Walmart true, but a box a Fruit Loops at Walmart is pretty much the same anywhere you go. So that is why I shop there. And sometimes you get the call where they want the house and roof cleaned, along with the gutters, Trex, vinyl fence, etc. Not easy to quote on the phone. Sometimes you get those jobs just by showing up promptly. If someone told me there getting 4 quotes I'd tell them to take the highest of the 3, add a hundred fifty bucks and you got yourself a deal.
this guy had told me that after i drove a half hour to do the estimate and come to find out he wasn't even home after he told me he would be. Needless to say i was not happy. People just think it should be so cheap becuase we are just spraying water. I tell them i wish i could just spray water and make money becuase life would be easier.
Im not so sharp yet when people pick my brain for reasons of doing it themself or starting a business. I usually figure it out about an hour later and I feel violated. And Im getting close to calling someone out when they pull the wife card. Just wish they had the ballz to just say they wanna think about it. I can respect someone for thinking a minute about a $500-$1000 decision

If they won't give you an address, that's often why.
They either want to know how much they can save by doing it themselves-but want to know how.
Or, they want to know how much you would charge, so they can charge less, when new in business.
My problem with new competition, is not competition itself. It's that they always start out cheap, to get some jobs under their belt and to try to survive the first year or more.
Those cut rate prices spoil the thinking of neighborhoods as to how much they should actually be paying.
Then when I bid jobs nearby, I get the "$450.00 !!! My neighbor down the street had his done for $275.00"
I say "Why don't you hire that person?"
They say "He went out of business"
I say, I have been in business here since 1989.
By pricing roofs properly, I have not gone out of business and I plan to keep it that way"
"You have my price. Call me if you want your roof cleaned professionally, by a licensed, insured, Certified Roof Cleaner, who will not be out of business next year"
I also hand them my photo album, as I walk around their house to look the work over and give them a quote on a proposal, that has my website and some quotes from roofing manufacturers, saying "DO NOT PRESSURE WASH ROOFING"

I like the guy that says 540 is too much and he wants us to do it for 400, I sai, did you get anybody else to quote it, he says no, so he wants me to negotiate aqainst myself.
I had a guy with a 11000 sq ft roof, he wants a 100 off his quote, I told him that he needed to worry about his 40k tax bill, not his 1400 roof cleaning bill.
I try not to spend any time trying to figure people out.
and click "details" then "More facts" that gives you the living space and garage seperately. Some people use a county site, but I don't know what it is?
Another thing I have thought of. A Lanai roof is not living space or garage, but it has a roof!
Mine is 16' x 48' that's another 768 sq ft.
So, if you take a 1500 sq ft *living space* house and add a 500 sq ft garage and a 768 sq ft lanai you are getting close to doubling the size of the house.
I had another roof cleaner tell me "I just use the living space to give phone estimates. I know what a 1500 sq ft house looks like"
That method really overprices a job with no garage and no lanai!

Unrelated, but I love the question "Will it hurt my wife and kids?". Im telling the truth when Ive said to people, "well Mr. Smith, it will, but your roof will look brand new!!!" Ive done that 3 times or so and they always laugh. I'm sure there's some humorless joykill out there that wouldnt find that amusing. I like living on the edge.
I did a roof last week, said she had a shed to include, im thinking a shed for a riding lawnmower, so I threw that in for free, it was another house! I sprayed them both but had to spread out the soap cause I didnt bring enough for another house!!!
Anyway we are going back this week to respray for More money, and a fair price.
