How Clean Does The Roof Look After A Cleaning Job?

This is my first post.  I have been really enjoyed learning from all of you.  I have a question that I can't seem to find on this forum.  I am wanting to expand my business and get into roof cleaning.  There does not seem to be anyone here in my area that cleans roofs other then a pressure washer guy.  I live in Louisiana and as you know most roofs here are bad or soon will be.

Okay the question.

I have noticed looking at before and after pictures posted by some of you, that you can still see on some of them where the staining was from the black roof even after it has been cleaned.  is this common on really heavy black streaks or was there just not enough product applied?

I don't want to start doing this and over sell my service by telling them they will get a new roof if I can't remove everything.

What can I expect as far as results?

You can expect to go broke when you replace a couple of roofs. Become a premium member and ask the question again....there is alot more to getting a clean roof then just spraying it.

Sorry... I may have asked the question wrong. I am not asking how to clean a roof. I am asking if once I start if I can expect to remove 100% of the black stains, 80% or 50%. It's not that I don't want to be a member, but I am trying to do some research before I get into it.

You have to look at that roof close. Look at the corners, are they rounded, bla bla bla. Our method makes a roof look brand new. May take a few rains. Depends on what is on it, and did you do a good job with touchups. This method doesnt replace granules!!! Could up charge to get up there with some granules and some crazy glue. There is zero granule loss, with methods learned here.

 There is always money in all service businesses.  It only take learning to not spend everything you make, education in people and marketing.  It's all about your clients perceived value.

I've been in the cleaning and restoration business for 15 years and before that the construction and remolding business.  I have learned that it's about packaging your products and services in a way that your client feels they got a good value even though they paid you twice what they could have buy hiring someone else.  I'm not talking about ripping them off.  I'm talking about giving them more then what they are paying you for.  

If everyone is charging .30 sq ft for cleaning a roof and you come along with a package of three options for cleaning.  one for .30  one for .45 and one for .60  I have found over the years most people will pay you the .45 or maybe even .60   If they pay you .60 you are making twice the money and working a little bit harder.  Maybe this includes a roof, and gutter inspection and some other added value.  

Anyway point being is this.  If you are not making any money it is usually a direct reflection our our own education and mind set.

Eric, because this is not a "teaching" question, I will answer it here on the open forum. If you need to learn anything, that's what the Premium side is for.

The answer is, on 90% of the roofs I do, they look like new. If the roof is misssing granules, it can only be made 100% clean. The missing granules, probably from past pressure washing work, can not be replaced.

If it's a very old tile roof, sometime the tile edges do not want to come as brightly clean as the tops.

If it's a painted roof, all you can do is make it 100% clean, the final appearance still depends on how good of a paint coat is on it and again, if it had ever been pressure washed, no doubt chips are going to already be missing, under the black algae.

Metal roofs sometimes get stains that are not water soluable and do not clean up-SH can also create stains on some metal roofs.

That's a reasonably full answer for you.

Of course, if you have to ask, then you must need education, so be wise and join the premium side for professional instruction!

Thank you for your reply.
That is what I wanted to know. I understand that cleaning will not replace damaged roofing. So I am guessing you want to create a 80% improvement in the sale to the client. then when it turns out 100% improvement they got more then expected.

I figured if I was to take this serious then I better invest at least a $100 in some education. lol It always amazes me how easy it is to spend a few grand in the best equipment and how hard it is to spend the most important money on education. You can have cheap equipment with the best education and beat out all your competitors. or you can have the best equipment and no education and go broke.

$100 bucks is a cheap price to pay for all of your experience and help.

I hope I will be able to contribute.

True, she is a bit busy....

I never thought SH was so hard to get ahold of. called about 10 to 15 pool chem places no one has it except one and they wanted $195.95 per 55 gal. I think I would go broke before I ever started lol

It was really good talking with you today.  I learned a lot,  I just hope I will be able to give back as much as everyone is to me.

This may be one of the best $100 I've ever spent. (or at least that what I keep trying to tell my wife  lol)
