How would you tackle this one???

Since it's located in Clifton, VA. I'd call Ted at American-ProTech to handle it. (Oops, wrong side of the forum). Tarps on the decks & heavy dilution would be my solution. Take your time, trust your surfactant, and keep rinsing it. As a matter of fact, you should rinse it like it would cost you a lot of money if you didn't rinse it enough. After that you should probably rinse it some more.

from what I can see I would attack it this way. I carry temp. gutters I purchased at home depot, vinyl and light weight. Place them were you can, I think you can cover the deck area at least. Put a 5 gal homer bucket at each end. I would then of course work in sections, Taking my time wetting down like crazy, before during and after. The deck of course is the most important to keep wet. watch for the temp gutters possibly giving a slight leak where they overlap. I would probably also rinse this roof, but I may wait at least two hours because of the trees you dont want it back next year. But while rinsing the ground man should also be watering along with you, PLENTY! So to sum it up ...Temp gutters, flood water b4 during and after, keep deck wet even when rinsing, if ground man can't have hose during the rinse by deck stop now and then to let him rinse the deck. Take your time ,move together letting the ground man protect everything. This Job will take time I hope you are charging accordingly.

Ted - have you check to see what type of stain is on house/decks yet? Acrylic will handle the love much better than oil based. Pre-wet all stained areas, then keep rinsing....and keep rinsing....and keep rinising...you get the picture!

I like Charles's suggestion about a sprinkler, you may need more than one though. I was going to suggest having to ppl on the ground just because of all that wood. Finding out the stain on the wood is also a great idea. You can always start with lighter solution since there doesn't seem to be any hard patches of moss/lichen. That way, the over spray will be easier to handle when it does get onto the wood. A ton of pre-rinsing, followed by a slow roof treatment coupled with two steady rinse helpers and it should be fine. Oh, and charge them at least 30% more because of unique terrain.

Or, have you tried selling them on cleaning everything? You could even say that the price will be lower if you clean everything since you won't have to control the over spray as much. Just a treatment, mind you, not serious cedar cleaning. Give the home that complete clean & fresh look. Especially if they want to increase curb appeal. yippppi you found a great one TED. lol.... I myself would set up sprinklers everywhere, and Do NOT put down tarps cause it will trap the love under them and it will not run off..... lots of sprinklers .. lightly mist the roof with love, might take more than one coat but it will turn out nice,,, u will have zero run off if you just mist it on

Lots of great suggestions folks, which is what the premium section is all about

I'll actually visit the property in the next day or two to better understand the challenges. (I'll take pictures) The homeowner (out of state) has said that he has a moss problem in addition to the 'black streaks'. I suspect it'll be a mess due to the low slope and heavy tree canopy.

Presuming I win this one (and I'm feeling confident

) the HO would like it done between now and May. So there's LOTS of time to strategize for the main structure. The garage and the outbuilding should be straight forward. (fingers crossed)

Thanks again all, and if anyone else has any ideas or suggestions, please chime in. Surely others will bid a three story cedar tree house with no gutters on 5 acres near the city confuse

Here are a few pics from today. The large outbuilding's roof is covered in moss, but presents few challenges other than no gutter and it's stained T111 siding.

The two car detached garage isn't so bad.

The main house is a construction site as the place it getting completely redone. There is now brand new (unfinished at this point) clear cedar siding, with almost no soffit and no gutter.

The rear balconies may be a challenge protecting.

The good news is there IS a gutter where the large deck is. The roof is only 10 yrs old, but it's been a tough 10 yrs in that heavily wooded environment with a low slope.

Unless I was getting the big bucks, I'd just pass on it. Of course if it was a referral etc. consideration needs to be taken. If your just wanting to pitch the job, well do factor in the set up cost and exposure to harm vs. the profit and reputation exposure plus or negative. Given the pictures there appears to be a degree of exposure involved Ted.

Ted, I think David's right about the tarps so I stand corrected. You might want to find a foaming nozzle for this particular roof. Price it into the job and if it lasts beyond this job that's just gravy. Someone posted a video of one not too long ago (maybe Charles Emanuel) and if you could locate something similiar it would remove a great deal of apprehension from this particular project.

Its a walker. I just did a roof with no gutters and wood building. For this I used pump ups. Picked a day with no wind. Some you gotta pass on? Pre wet the deck, and keep it wet. When I wash houses I do the same when there is a deck.

It can be done, but you will need 3 or more people on site and large tarps. I would get some spring clamps and clamp the tarp to the facia board and pitch the tarps to drain over the wood surfaces while rinsing like normal. If possible, I would have 1 person UNDER the tarps watching for any solution that makes it under, ready with a water hose to dilute.

May be a candidate for a pitch witch style cleaning using no bleach if you're not comfortable.
