Hey guy's, I came across an easy solution to fixing torn/cracked gaskets on the pipe flashings for vent stacks. Normally we used to replace the flashing piece and all, which requires removing and reinstalling shingles (normally $100-$150 repair for a roofer). My last few jobs I made the homeowner aware that they had some in need of replacement. I told if they signed for the roof cleaning that I would replace the rubber gasket on these flashings at no charge, there is usually 3-5 of these per roof. With these repair sleeves it takes literally 5 sec. to repair these since your on the roof to begin with and they cost around $4-$5 each. Might help sell a roof or add as an upcharge.

lol ,  thats the nice thing about being a ex roofer, we know how to repair them, i upsell these little things all the time or do the add on at no cost to get the job

I haven't seen them at HD. I get them from one of my local shingle supply companies.

Anyone have pics? My main helper is an ex roofer, and my PT guy is a roofer, framer, awesome carpenter! By pointing out things like this, it would show higher professionalism and care for the customer, and I could easily get $20 each, 5 would be an extra hundred! A $500 roof wash is now $600! or a complete house wash and roof and sidewalk wash goes from $1,000 to $1,100.

Makes a nice days work!!!

If you have anyone with lead pipe jacks then try these, they're great for a quick efficient repair. I think anyone that cleans roofs and doesn't also offer minimal repair services is leaving a ton of money on the table.

I charge $75.00 per vent and get it all day long here in Houston, this makes up probably 75% of my business.

I would think this would not require a contractors license. It's basically a minor maintenance repair. When I say it would take 5 sec that's figuring on the high end. They actually make an adjustable one that fits a few different size pipes they are  the ones I use. No tools needed, they just slip over the existing ones, it's simple.

Florida is VERY strict on roofing related issues. I know its a felony offense to roof a home without a Florida license or at least it was in the Orlando area when I roofed there in 2006-2007. I'd think that if an inspector saw you performing a "repair" you could risk a pretty heavy fine there.

Here is an excerpt from a Florida licensing training course website

By state Law, all roof installations and repairs must be done by a licensed contractor in Florida. The license number must appear on trucks and advertising. If you are in doubt, call The Department of Business & Professional regulation 1-850-487-1395, or visit www.myfloridalicense.com. Check all forms of identification. An occupational or Business tax license does not qualify an individual to act as a roofing contractor.

Well good thing I kept my mouth in check!  Figured it was either someone's girlfriend or daughter.  Looked a bit young to be a girlfriend.

I'll have to check those vent stacks more carefully, maybe there's some add ons for me here.
