Question for professional house washers

does any body know how to remove these water run stains from dryvit sided houses?

these water run stains are always directly below the sides and center of windows. I have been cleaning these houses for years not ever able to do anything about it, so I am asking you guys.

I know I shouldn't post house washing here, please forgive me this one time.

I use F13 from pressuretek. I have 1 townhouse subdivison thats getting letters from the HOA and they couldnt find anyone to remove them. We scrub each spot, rinsing after no more than 15-20 seconds then repeat about 10 times. F13 is the gutter cleaner and is meant to take paint off so be very very careful.

It's hard to say from the picture. It may be from the silicone caulking. If so, I've yet to find anything that will remove it from vinyl siding.

take a picture to the mab store and see if the can color match it and you might have to try a couple of colors before the right one just do a test spot on an inconspicous place.

If they're dark grey/light black stains we're discussing, I find Zep Purple Degreaser to work well.

I've used F13.  It seems to lighten the stains, but I can never remove them completely from dryvit.  Maybe I need a stronger mix.  Whats your ratios, Scott?

Ed I think that would be an accurate discription? how do you use the purple degreaser?

 Ed these stains are always directly below the bottom corners of the windows including the bottom center, all I know is it is a water run stain. stain from what I don't know perhaps the window screens?

It is more than likely from using the wrong nails to put the windows in, they used regular common and not galvanized or stainless nails or screws.  Cheap nails will stain as they age over time, more than likely cheap chinese crap the builder got on a deal, like all the drywall they send over.  Find it all the time here in good ole FLA along the coast when replacing windows on wood framed homes.

Im not really sure. I figure it has something to do with the aluminum around the window. I always see the same type of stain near chimneys/fireplace with vinyl when the gutter doesnt quite catch all the water and it can leave a 20' drip mark from the gutter down. It's the same kind of light black/grey stain you get on the bottom corners of the windows. What causes it? I dont care. How to remove it? I care. Zep Purple Degreaser works best for me. I used to use Gutter Zap but I havent bought that stuff in years.

Its called Electo Static Bonding...The paint has oxidized over the dirt, mold, etc... a butyl Based Sodium Hydroxide will break through the oxidation and allow you to remove the underlying stain. Be careful though. if left on too long or scrubbed too hard you will remove all the paint. I normally just explain this to my customer and once I tell them the price they usually opt to repaint over those areas. unfortunately, We only use a Pressure Washing wand not a Magic wand.

I have been a Dryvit installer for 15 years and be very careful about using cleaners as it will eat the foam behind it if there is a hole for the cleaner to get to the foam. the paint is mixed in the finish so you will not remove the paint but you may remove the finish because it gets soft when you use harsh chemicals. The best thing to do is to find a Dryvit dealer in your area and as for Demandit it is a paint made just for Dryvit and most distributors keep a log of jobs so if you can tell them where the house is they can find the exact color to match. Never use silicone on any Dryvit it will work for a short time but after that it will eat the foam out also. Ive been to jobs where the sign guys have caulked a sign in with silicone and years later the silicone is laying on the ground and the foam behind the wall is gone.
