I gave a customer a bid of $250.00 on his roof which the house is 2500sf and it is a shingle roof, Is this to much? The customer said I am way over pricedweirdface. He said if I come down on my price I will get the job, so I told him 200.00, STILL to high. I have some pics of the house and will post them later when I figure out howweirdface. I want to see what the averages are before I agree to anything. I am a newbee on roof cleaning and pricing them. Thanks for the help.........Jeff

Jeff, An average price for the average pitched roof is .15 cents to .25 cents per foot. Lighter colored shingles are .02-.03 cents more due to the additional cleaning agent used.

Steeper pitched single story roof are harder to clean and two story homes with steep pitched roofs are harder still.

If you bid too low you will price yourself out of business. Roof Cleaning is fairly hard work in terms of our exposure to chemicals, The hot sun, the fact we are many times working on a ladder or on the roof. Slip and fall and BINGO! your out of work for a while, maybe breaking a bone or two, or worse.

Plus, the rolling out of the hoses with regard to the water, the cleaning agent hose and rinse hoses, and then rolling up, plus chemical costs, fuel, insurance, taxes, license, etc.

Roof Cleaning is not cheap, so do not give your services away and lower the standards of our industry by bidding so low that after all your costs and expenses you have worked and not made a dime.

If that's the case, you may have to rethink if being in business is right for you. If you are working only to keep yourself busy then maybe you keep this as a part time gig. However, most PROFESSIONAL contract cleaners and roof cleaners work their businesses to make a profit and earn a decent living.

Some jobs I just say no too. Why? Because I am not going to risk my life, my health, and my livelyhood just to make someone happy that is trying to get my hard earned services for a cut rate.

Simply put, if you can't stand for something you will fall for anything! This is my motto and I try to live by it everyday.

Roof Cleaning is needed by many, many, home and business owners so keep hanging in there and you will see your market increase. You won't run out of roof cleaning business if this HO says NO. Just keep looking for ways to improve yourself.

I get between .15 to .25 in my area of Mississippi. Like as was said, roof cleaning is not cheap. I try to keep it about 1/10th of a replacement roof. If they ask why so high, I just remind them of the danger involved to me, chemical costs, INSURANCE costs, and so on. When some one tells me if I lower my cost I can get the job, I tell them "Thank you for the call, but that is my price. Have a nice day". We can't let people think that they can lower our prices. One thing that I cannot stand is when they say "Will you take $xxx.xx CASH?". I tell them that only works with companies who are not legitimate. After all, do my chemical suppliers, or equipment suppliers, or the cell phone company accept less if I pay cash? Hell no! Why do they think it would work for me?

Sometimes it works, sometimes not. But, I am the ONLY roof cleaner in central Mississippi. Either they realize this and that they insulted me and want the job done, or they call around to find that I am the only one. Either way, I still get the job at MY price. My price is fair. Being the only one, heck, I could charge .40 cents per square, but I don't.

If you lower your price to get the job, you cheapen the profession.

thanks Allstar, I called him and told him that I would not go any lower. I know what you guys mean about the insurance, I just added roof cleaning to mine and it shot WAY up. I'm thinking 0.10 cents sf is too cheap. thank you for the reply........Jeff

.10 cents a sq ft is WAY too cheap for roof cleaning.
When someone asks can they get a better deal IF they pay cash, I tell them that WAS the Cash Price, LOL

Make no mistake, roof cleaning is dangerous, why allow some shopper to tell you what YOUR life is worth ?
A fall can be fatal.

Your customer is husslin you. We would have been at least in the four fifty range most likley more. At 2500 sf, 200 bucks is like 8 cents a sft. Did you just get the sqft of the house or the actual sqft of the roof, because your roof sqft could actually be twice as much depending on the pitch. If you start giving them away like that then you will just be setting a really low standard for your future jobs. Don't worry the jobs will come and they should all be in the 18 - 35 cent range. good luck and hope this helped you.

The customer is hustling you.
Remember, buyers are liars sometimes.
My advice, dont cultivate cheap customers.
Cultivate those willing to pay a fair price for roof cleaning services performed with care and quality.

Good roof cleaning advice !
Some buyers will hustle you, if you allow it.
What is your LIFE, or your LUNGS worth ?
Maybe if you could hear me wheeze from 16 years of breathing roof cleaning chemicals, you would think twice about allowing a customer to cheat you.
After cleaning a lot of roofs, it is my experience you dont want the cheapskate anyway.
Plenty of quality folks out there, willing to pay a fair price for roof cleaning.

Same here.  I would have charged in the $400-$500 range.

Even in Tampa, that would have been a 350.00 roof cleaning, at least. Of course, tile roof cleaning in tampa costs even more.
This is because it takes more chemical to clean a tile roof then it does a shingle roof.
We have a 4000 sq ft tile roof to clean up in Tampa Palms.
It is cold for Tampa today, only 57 degrees.
But at least it is sunny.
The sunlight seems to help the roof cleaning chemical.
Our worst nightmare is a cold, cloudy day in Tampa.
Fortunately, we dont get too many of those disbelief

Only 57 degrees?!

We are looking at a HIGH of 4 degrees! You don't need any extra ground guys down there in Tampa do you? :)
No chance at cleaning roofs in Cleveland Ohio or columbus Ohio anytime soon.

4 degrees???? Ouch! Thats not just cold, that actually hurts. I feel like a fool for complaining when we get to 45 deg. It was actually in the mid 40's here this morning and I pushed the 2 Roof Cleaning jobs that I had off until tomorrow. Like Chris was saying, it takes way too much material to Clean a Roof that is Tile in cold weather. Gonna be cold again tonight but reschedualled my Roofs to be Cleaning later in the am tomorrow. First one at about 11:30 am. We should be around 60deg. or so by then.

We had 5 shingle roofs to clean in Tampa today, only did 3.
Had to get a late start because of the cold weather.
We will clean the other two roofs on Monday, and whatever additional roof cleanings come in over the weekend.

We only did 1 of the roofs and a house wash. The other lady wasn't gonna be home and she insisted that she be there when we Clean her Roof. Oh well. Chris, I used the new pump today. WOW! what a difference. 2400sq and was done in unde 30min with 2.5 coats because it was still cold. I'm in Love. LOL

Like I told you, RINSE that roof cleaning pump out RIGHT AWAY.
As soon as you are done Larry.
Do NOT drive to another roof cleaning job unless you rinse it out.
TRY to keep your tile roof cleaning solution as weak as possible too.
The stronger the roof cleaning chemical, the faster the pump gets ate up/
Parts are not cheap, nor is it an easy rebuild.

Hey Mike. I bought a comet mc 16 and bolted it up to a 5.5 hp Honda. 4gpm 220psi. What a difference. I can't seem to find the same one I got anywhere on line. I'll take pics next week and post them in the pump section of this board.
