It's a big house you say, and the siding needs to be done.  I don't think 5K is too high at all for 3 stepping it..  Might even be low depending on how big it is, however; every market is different as we all know.

I'd 3 step it Dan.  Sodium percarb, low pressure rinse and clean, then neutralize and brighten with ox.  But that's just me.  If it doesn't look absolute stunning when it's done, I don't want my company associated with the job.

Look at this like 3 stepping a giant deck, two or three stories in the air   LOL.  And price it accordingly.

(This is a cedar shake roof)  This guy was thinking of getting a new roof, 3 roofers told him NO get it restored, One of them refered him to me. We start talking he wanted a price for every thing..... Roof, house (wood sideing) pavers, railroad ties, concrete ect.. This is a 2 acre property all pavers drive way & concrete are out lined with railroad ties. I was thinking it would take me 2 weeks to do the job... So i came up with a seasonal price of $13,000 and i said i would do it for $8,500  LETS GET OFF THE PROPERTY MY REAL QUESTION IS THE CEDAR SHAKE ROOF.

This roof is big!!!  I would say its the equivalent of 5 normal sized roofs.. It is full of moss both sides & his roof is leaking here & there.. OK.. I told him the reason for the inconsistent leaks is because the shingles are saturated you need to get them to a dry state by removing the moss ( moss is like a sponge that does not dry he gets no sun on the roof) He asked the procedure & this is what i said & how i would do it....... First we would treat the roof with our normal mix twice let it sit over night and the next day we would power wash (1500 psi) the dead moss and rotten wood off. Leaving a freash cedar shake that later can be protected with a sealent when the roof dries  out in warmer temps. ( told him i would do it but did not give price thats big bucks)

Well the home owner looked at my proposal & siad "thats way out my budget" So then he ask me how much to do just the roof and the house so i came up with $5,000 MY QUESTION IS DO YOU GUYS THINK IM TO HIGH ? SHOULD I LOWER MY PRICE ? IT IS STILL FEBUARY.... I WAS GOING TO PUT THE ADDRESS UP SO YOU CAN SEE THE PROPERTY ON GOOGLE EARTH BUT THERES A LOT OF GUYS AROUND HERE ( NOT YOU MIKE) I DONT TRUST .. Cant be doing that to the ho.....If you wanna look at the property I.M. me ill send you the address...

Dan - the last full blown cedar job we did, the stain alone cost $2000.  I quoted a cedar job last week and estimated stain alone at $2500.   Be careful.  And I doubt that moss is the cause of the leaks.  I certainly would not infer that the cleaning would stop the leaks.  You don't want that liability.

Some will argue otherwise, but we never use SH on a cedar restoration.

This roof has no pitch... He getts a leak then it stops & gets another in differnt locations ther is a lotta moss.. But lets get off the stain is $5,000 to high to restore with out stain???? & useing a power washer at low psi the right way to go ? also the cleaning of house.....

wow ... so you go from $13,000 to $5,000 cause it's not in his budget, and now you think you're too high?

if the roof is 5x the size of a normal roof, i'm assuming it's no less than 7500 sq ft.

i've never seen a cedar roof with no pitch, do you need a lift?

impossible to answer your question without a visual but i'd say you're low on you're pricing. Less than $1 a sq ft on cedar, not to mention you're doing the house?!?!?

but hey, like you said, it's february ... might as well discount 50% for working in the cold ... and if it's not in the budget, the hell with it, just ask how much and you're in business!!

 NO... he ask me the price for just the roof & house.... not the rest of the property so i siad 5,000 i think im high????

I will say 5000 is not high at all for cedar. To much labor involved just because it February you can't bottom out the trade.whats the address so we can look.

Thats why that roof has so much moss, cuz theres no pitch. The water puddles and causes leaks. There may soon be frogs and lilly pads. Better make sure your insurance premiums are paid, you're going to potentially get blamed for everything that happens from here on in. Know when to walk away, know when to run. I would never touch a roof that leaked.

 I think that's the best advice your going to get right there! Lace up them Chuch Taylors and RUN!

Or add a clause in your contract for leaks. There's no way if done right that you woul ever cause leaks.
I think your price should be near double what you posted.
