So if they decide they can't afford or don't want to pay after the demo they're stuck advertising for you.  How's that for irony!?   No wait wait I got it.  .  . Have a big stencil like you suggested and tell them if they leave the ad on the roof for 2 weeks you'll drop your price X amount.  I don't know, just brain stormin'.
